Every Property Has a Personality

I own two properties that, on paper, are nearly twins.

Similar size, similar age, similar rent. When I bought the second one, I assumed I already knew how it would go — I'd just run the playbook from the first.

They have never once behaved the same.

One goes years between maintenance calls. The other always seems to need a little something. One attracts tenants who settle in and stay; the other naturally turns over more, because of the neighborhood and who it draws. One rents the week it's listed. The other takes patience to find the right fit.

Early on, that difference frustrated me. I treated the higher-maintenance property like it was underperforming — like it was doing something wrong by not being its twin.

Eventually I realized the properties weren't the problem.

My expectation was.

A rental isn't a unit of a franchise. It's a specific house, on a specific street, near specific employers, attracting a specific kind of tenant. All of that adds up to something like a personality — and the personality determines what the property needs from you.

One house needs a bigger maintenance reserve, because it's earned one. Another needs extra attention at turnover. One neighborhood supports long leases; another naturally has movement no matter what you do, because that's who lives there and how they live.

Once I stopped expecting identical performance, I could finally hear what each property was telling me — and manage to that, instead of to the average.

That's the real skill, I think. Good property management isn't treating every property equally. It's understanding what each one needs to be successful, and giving it that instead of giving them all the same thing.

Every rental teaches you something, if you're willing to pay attention.

Some of them just talk louder than others.

Your turn

Has one of your properties ever surprised you by performing completely differently than you expected?
