I Thought Owning Rentals Would Get Easier

When I bought my first rental, I had a quiet assumption running in the background: give it a few years, and I'd have this figured out.

I'd know how to handle every repair. I'd have seen every tenant situation. Eventually the surprises would run out, and the whole thing would settle into routine.

Then I bought another property.

And another.

And somewhere in there I had to admit the truth: the business wasn't getting easier. The problems were just changing.

Early on, I worried about finding tenants at all. Today I think about capital improvements — when to replace major systems on my schedule instead of waiting for theirs.

Early on, every maintenance call hit like an emergency. Today I know almost every problem has a solution; some just require more patience than others.

Early on, every unexpected expense felt like a verdict on whether I should be doing this at all. Today I see them as part of what owning property is, and I focus on making the best decision with the information in front of me.

Here's the part that took me the longest to understand.

Experience never eliminated the challenges. It changed my relationship to them. The difference between year one and year ten isn't fewer problems.

It's that in year one, every problem arrived with a second, invisible problem attached: the fear that I couldn't handle it. That second problem was usually heavier than the first one.

Experience didn't remove the leaks and the vacancies and the surprise invoices. It removed the fear riding along with them. I've been through enough now to know I'll figure it out — not because I have every answer, but because I've yet to meet the problem that didn't have one.

That confidence turns out to be the actual asset.

The properties came with deeds. That came with time.

Your turn

If you could go back and give yourself one piece of advice before buying your first rental, what would it be?
